Mechanic's Liens

A Mechanic's Lien is a legal process which seeks to guarantee payment for contracted services rendered on an improved piece of property. Contractors, subcontractors, and suppliers can file a mechanic's lien within a certain period of time after work has been completed and payment has not been received. The mechanic's lien is added to the land records of the Cook County Recorder of Deeds and appears in the landowner's title. The landowner cannot transfer clean title to the property without first paying the amount of the lien.
